COMMUNITY HOUSING

Community Housing is designed to support those with little or no income by providing low cost, income based rental for high needs tenants from the Queensland Department of Communities (Housing and Homelessness) One Social Housing Waitlist.  Tenants are referred to Mangrove Housing from the Department as vacancies arise in our properties. We manage approximately 300 properties under various program areas set by the department.  These are:

  • Community Rent Scheme (CRS) – properties head leased from the private rental market and sub leased to tenants at a subsidised rent as a transition to the private market or to department managed (public) housing.
  • Long Term Community Housing Program (LTCHP) – leased to tenants at subsidised rent for the duration of their need, with four and ten year reviews.
  • Community Managed Studio Units (CMSU) – subsidised housing for single people for the duration of their need as above.

Community Housing accommodation is a mix of houses, duplexes and unit blocks. Some of these properties are rented from the private rental market by the Mangrove Housing Association Inc. and then sub-let to eligible tenants, and other properties are managed by the Mangrove Housing on behalf of the Department of Communities.   

Rent is charged based on the income of tenants - at 25% of income plus Commonwealth Rent Assistance.   In general, community housing is intended as a bridge towards either public housing, affordable housing or the private rental market.
